Alicante rental prices hit new high as housing costs continue to climb
The average rent for an 80-square-metre home has reached €1,112 a month, while property prices across the Valencian Community have risen 13% in a year

Finding an affordable home in the Alicante Province is becoming increasingly difficult, with both property prices and rents continuing to rise. The latest figures show that the average rent in Alicante city reached €13.90 per square metre in August, an increase of 7.3% compared with the same month last year. For an 80-square-metre property, that works out at around €1,112 a month.
Rents also edged up another 0.6% in August alone, suggesting there is still little sign of the market easing. Alicante is now the ninth most expensive provincial capital in Spain for renting a home. It sits above cities including Sevilla, where the average is €13.50 per square metre, although Valencia remains considerably more expensive at €16.30.
The picture becomes even more striking when the latest house price figures are taken into account.
According to data from Spain's National Statistics Institute, house prices across the Valencian Community increased by 13% in the second quarter of 2026 compared with the same period last year. That was slightly above the national increase of 12.2%.
Across Spain, house prices have now risen for 45 consecutive quarters. The latest increase was 3.4% compared with the first quarter of 2026, taking the increase since the start of the year to 7%.
Second-hand properties are seeing particularly strong growth, with prices rising 12.9% nationally over the year. New-build homes increased by 7.4%.
The continuing lack of homes available to meet demand is one of the main factors behind the increases, putting further pressure on people trying to buy or rent, particularly younger households and those on lower incomes.
Alicante's provincial rental market is also moving in the same direction. Average rents reached €12.70 per square metre in August, up 7.7% over the previous year and another 0.9% in a single month
For people living in Alicante, however, the figures show just how difficult the housing market is becoming, whether you're looking to rent or buy.
